Nightingale is a fully integrated real estate investor and operator of high quality short term rental properties. We invest our own capital alongside our partners in every transaction, while bringing our operational expertise to realize each assets full potential for our investor base. Formed in 2021, our founders Karen Chenaille and Nick Ply met during a Jason Drees Coaching Mastermind, and ultimately decided to partner by leveraging each others complimentary skill sets and investing experience, with the vision to become one of the premier short term operators in the country. real estate
Property Management
Through our vertically integrated property management company, we self manage our entire portfolio, providing control in the most critical aspect of the short term rental thesis. Further, Nightingale property management fees are roughly 20% the costs of 3rd party short term rental management companies, helping to support cash yields paid to investors.

Principal and Co Founder
Karen Chenaille is a Principal and CO-Founder of Nightingale Rentals. She is responsible for asset acquisitions and property management, in addition to directing the firm’s investment strategy and management processes. Karen owns a real estate brokerage focused on short-term rental investment properties in the Smoky Mountains, and has sold in excess of 65 million in cash flowing short term rentals throughout the smokies. Since 2017, Karen has remotely owned and operated short term rentals in Southern Vermont, Williamstown, MA, the Smokies, Panama City Beach, FL and Biloxi, Mississippi. Karen is a proud veteran of the US Army, and holds an MBA and MSIS from Strayer University (Summa Cum Laude), and holds BSCS from Hawaii Pacific University, (Magna Cum Laude).

Nick Ply
Principal and Co Founder
Nick Ply is a Principal and Co-Founder at ACP. He is responsible for sourcing equity and debt capital and directing ACP’s investment strategy and management processes. Prior to beginning his real estate career, Nick worked at a top tier national bank where he managed and underwrote tens of billions of loan commitments to companies in a variety of industries. Nick is an active real estate investor, owning and operating a multi-million dollar commercial real estate portfolio throughout the Southwest and Tennessee. Nick is an alumnus of Oklahoma City University (“OCU”) with an MBA in Finance with Honors as part of OCU’s “Great Wall MBA Program” located in Tianjin, China. Nick holds a BS in Business Administration from New Mexico State University while playing outside linebacker for the University football team.
